The site includes an existing commercial space on the ground floor, trees approximately 15 metres high, a green space and an asphalted area used as a car park. It is bordered by relatively tall neighbouring properties, some of which have cellars below ground level.

Access to the site is the major issue affecting the feasibility of the operation. The impossibility of using a lifting device such as a crane on a carrier or tower means that the construction site must be designed without a crane and a suitable construction system with a substitute lifting device must be provided.
