The redevelopment project involves converting the former Jean Moulin gendarmerie barracks in Saint Denis into residential accommodation. The existing buildings at the barracks date from the late 1990s and comprise:

 

– A 5-storey building on a semi-buried basement level, representing the living quarters for the gendarmes. The basement houses the accommodation cellars.

 

– a 3 storey +4 storey building with a semi-buried basement, which is the gendarmerie’s office area.

 

– a semi-buried, single-storey, high-rise annexe used as a garage for the gendarmerie’s vehicles.

 

The extension project involves the partial demolition of the annex building and the construction of an extension to create 29 T1/T1 bis studios and 2 T3 flats. It will be located as close as possible to the north-east boundary of the property in order to reduce the masking effect (shading) on the R+5 building and limit the facing buildings between the family dwellings and those of the extension.

 

The works programme is therefore clearly defined in two distinct operations:

 

– Restructuring/rehabilitation of the barracks, involving the two existing buildings and the retained part of the annex building – car park (plot B).

 

– New construction of a 31-unit residential building, including demolition of part of the annex building (plot A).
